Land Marketing

 

Our land marketing experience is the key in knowing what land will sell and the pricing necessary to maximize return on investment. Sometimes we find it best to "wholesale" large tracts to high-level investors or developers. Other times, we can create more opportunity by subdividing the tract and marketing individual parcels to our network of pad users and smaller developers who will pay a "retail" price.

We counsel land owners on how value might be enhanced and we quantify the improvement and the projected return on those improvements. To do so, we enlist the support of other professionals, with whom we have worked extensively on jobs for Walgreens and other national retailers.

Initially, we cover the ingress and egress to the site. If a traffic engineer is needed to improve the value of your site through improved access or curb cuts, we will make recommendations. Secondly, we look at the site’s drainage and detention. After assessing the cost of any possible changes, we can educated you on whether these improvements will appreciably enhances your profitability. Lastly, if architectural control improves the site, we can enlist the support of architects and attorneys to protect the value of the tract.
